For new residents, we have had Gabriel, a handyman, assist homeowners and the HOA with various projects for the past several years.


Gabriel has recently returned home to care for his ailing mother. He has informed us that he will be out of town for a few months, but I have been unable to reach him via phone, email, or text message.


In the meantime, some of you have inquired about who to contact for home improvement projects, such as power washing, gutter repairs, patio clean-ups, fence installations, and other miscellaneous tasks.


For assistance with these projects, please contact Sergio Hernandez at 206-915-9945. He has collaborated with Gabriel on numerous projects and is currently available to provide support.

February 26, 2025

The gardeners did their magic again and cleaned the fallen branches and debris off our streets.


Also on todays agenda included fertilizing the lawns and spraying the lawns with moss killer, so you may see some black spots in the lawns.


The gardeners will be back in 2 weeks (March 12th) for regular maintenance and will be cutting the lawns for the first time this year.


They will resume their regular weekly schedule in April

February 25, 2025

Our Gardeners will be here tomorrow to clean and clear off the streets.


From last nights wind storm, as most of you know the streets are covered with fallen limbs and other debris 


Several of our very kind neighbors were out picking up and moving branches to the side of the roadin the rain and wind today. Thank you!


Also we can thank Lot 8 for the good looking Snowman Herman who was residing In the park. (He has now moved on to new adventures)

It’s difficult not to notice that we are now missing approximately 10 trees in Amberleigh


The next step is to have location services out to mark utilities, then our contractor will be back to grind out the stumps.  This is expected to happen after the first of the new year.


Once the stump grinding is done, each site will be prepared for the new replacement trees. We have ordered replacement trees, which will be the Pacific Sunset Maple. This work will be done by Sergio, who is filling in for Gabriel, who is out of town visiting his ill mother.

Whats going on with the Pink Ribbons?


The maple in front of some homes has been selected for removal and a new tree will be planted to replace it. The HOA board is in the process of replacing some of the old Norwegian Maples that have served us for some 25 years. 


A number of the trees marked are dying and causing issues with the roots they put out. The trees marked with the pink ribbons are scheduled for removal. In the near future and will be replaced with a Pacific Sunset Maple, that will provide color in the fall, but not have an invasive root system and be as messy. This process of replacing the Norwegian maples will be on going over the next couple of years.  


Taking all of the trees out at once would change the look we now enjoy in Amberleigh. 


Note: We are required to replace any tree taken out with another tree that has been approved by the city of Mill Creek,

Winter lawn care schedule -- starting in December the gardening crew will be here every other week. This schedule will be in-effect through the end of March 2025.

Parking Update -- You may not have noticed but Mark Beales was able to get the city to replace some of the unreadable "No Parking Anytime" street signs. With the holidays arriving, please have your guests park on the side of the street which does not have a "No Parking Anytime" sign, as Mill Creek police have been giving out tickets for parking violations.

Some home owners are putting out their Garbage Buckets in the early afternoon on Wednesday.

If at all possible, would you please consider putting them out after 4-4:30pm


The reason for this ask is the Gardners are normally blowing off the streets before then and the buckets make the job a little more difficult. Now with the leaves starting to fall the job is only going to be bigger and take more time

We have turned of the irrigation for the rest of the year.

Sometime in the next month or so Al will be out to purge the remaining water in the lines.

The system had very few issues this season, which can attribute to Al and his expertise and care of our 24 plus year old system.

The new schedule for watering is: Monday, Tuesday, Thursday, Friday, & Saturday

Your lawn and flower beds are watered twice. A five minutes for presoak, goes through the full zones then followed by another 5 min cycle.

Irrigation System

Our irrigation is on 3 days a week  Saturday, Tuesday and Thursday.  The system runs during the early morning hours. Each zone runs for 5 minutes when that cycle is finished it starts over again for another 5 minutes so 10 minutes total for each zone.

If you happen to notice excessive water on the sidewalk, or in your yard please contact someone on the irrigation crew.

Planning on new plantings and yard enhancement?

The HOA will remove any dead plants in your yard. It is up to the homeowner to replace plants. Remember you need to fill out a form for new plants.

Submit to Lots 45, 50, 65 

Please no annuals or ground cover -- the gardeners can not do proper weeding with ground cover.

Spring is just about upon us and there are some homeowners who are interested to working in their gardens. We would like to remind everyone they need to be very aware

of the irrigation system. If there is any question about where to dig, please contact 

anyone on the irrigation committee: Lots 45, 50, 65, 74.


Homeowners will be responsible for any repairs. Only one person is authorized to work on our irrigation.

A new tree will be planted to replace the old cedar tree, that was in front of  16335 18th Ave SE.  This is an ongoing project to replace the old Norwegian maples that are showing their age and causing damage to lawn and sidewalk areas.

November 16, 2023

The Gardeners will be starting their winter schedule. Next week they will be here on Tuesday November 21st and not Wednesday, then they will be going to Wednsday every other week starting December 6th.

This will continue until February 2024.

It has been brought to our attention that we might have some broken sprinklers after the lawns were aerated last week.

If you notice large areas of water or spouts like old faithful, please let us know.

Irrigation is operating on the following schedule: 

Monday, Tuesday, Thursday, Friday, Saturday (5 days a week, not on Wednesdays or Sundays).


Irrigation starts early in the morning and will water each of 5 areas for 5 minutes at a time. If you see any area of excess water or spouting please contact Lots 65, 45 or 50 (the Landscape Committee).

March 20, 2023

On March 21 & 22 Al, our irrigation contractor, will be starting up the system finding and repairing any damage that has occurred during the winter. You may see lots of flags around which indicate an issue with the irrigation system.

Our gardeners are continuing to reseed and repair lawns. They have started some trimming, and they will be doing all of the yards, as well as the buffer area behind the homes.

Spring showed up for a couple of days this week which as inspired many to work in the yard.  Please remember any changes to the front yard area need to be approved and a form need to be filled out.  Any trimming from work done in the front yard can and will be picked up by the gardeners.  They will not take trimmings from side or back patio areas.  

All trimmings must be in paper bags, no plastic please.

Some of you may see the HOA landscaping crew re-grading the front yards. This is to reduce maintenance needs and improve the look of the neighborhood. If you have any concerns or questions, please contact the Landscaping Committee or the Treasurer.

Our gardeners will now be here every Wednesday during the growing season. They have started trimming bushes and will be doing over seeding on grass area
along with fertilizing.

As a reminder, please do not contact the landscape crew directly.

If there is something needing attention, contact the Landscaping Committee (Lots 40, 50, or 65)

Our Irrigation is off for the Winter!

If you become aware of any issue with the irrigation, leaky heads, water running down the sidewalk in the afternoon, soggy areas please contact Lot 55 or 65.
