Amberleigh Facts
Amberleigh consists of 88 homes built as Single family detached, duplex and quad buildings, in 1996-97 on 15 acres by William Buchan Co. Buchan purchased the land with restrictive covenants previously placed thereon by United Development Company, the Japanese developer of Mill Creek.
Maintenance and upkeep of each home and patio is the responsibility of the homeowner. Front and side yard landscaping is maintained by the HOA which contracts for landscaping services every week during the summer months and every other week during the winter months, for a total of 36 times per year.
Irrigation of the front and side yards is provided by the HOA. Changes to landscaping must be approved by the Board. Planting of flowers in beds is discouraged as such planting may be damaged when the landscape crew is blowing
leaves and debris from yards. If an owner wants to plant flowers, it is recommended they be planted in pots to avoid damage.
Amberleigh has Cutting Preserves (CP) on all sides of the plat. There is a 50-foot CP fronting Mill Creek Road on the north, a 50-foot CP fronting Seattle Hill Road on the east, a 50-foot CP on the south separating Amberleigh from Winslow, and 15-foot CP on the west separating Amberleigh from Millers Village Condominiums.
Amberleigh owns the Cutting Preserves and is responsible for their upkeep and preservation. Homeowners may not make improvements to or clear away any landscaping materials in the CP without approval from the Board. The Board has approved the installation of Air Conditioning units or Heat Pumps in the CP.
Conditions, Covenants & Restrictions
The original C.C. & Rs were recorded in 1973 and set up the Mill Creek Community Association (MCCA), to which is Amberleigh is a sub-Homeowners Association.
Amberleigh has its own Homeowners Association, C.C. & Rs and By Laws and is governed by a five-person Board of Directors elected by the Amberleigh owners.
Our HOA finances come from dues billed quarterly to each homeowner in the amount of $450 for the 2022-23 Fiscal Year which runs from July 1st to June 30th HOA dues cover the cost of our Annual Landscaping Contract, Landscaping Maintenance and Repair, Annual dues payable to MCCA by each lot owner, Utilities, Insurance, Irrigation repair and maintenance.
