Note to Title Companies: coordinate with Buyer's Agent to provide contact information (phone and email) of the Buyer to Amberleigh HOA. Contact information must be provided to coordinate payment of dues and other needs after closing.

Demand Request Data

Amount of Maintenance Fee / Dues: $500 per Quarter

Fees are due: Quarterly (Auto-pay via Bank/ACH is strongly encouraged)

Dates: Dues are billed on the first (1st) of the month and due on the last day of the same month. Late fees are 1% of remaining balance, compounded monthly. Billing months are July, October, January, and April.

Dues and fees may be paid in advance by the Buyer. Methods include check, bank transfer, or credit card (for an additional processing fee). If the Buyer or Title Company wishes to pay via methods other than a check, please contact the Treasurer for details.

Billing year runs from: July 1 to June 30 (next calendar year)

Transfer fee: $250, paid by the Buyer

No Maintenance Reserve Fee for Buyer

Water/Sewer/Garbage: Solely managed and maintained by Buyer. These are not included with Dues.

Insurance: Buyer solely manages and maintains insurance for their property. HOA insurance does not cover owner homes or property.

Does the Association have First Right of Refusal to purchase the property? No

Is there an additional association / secondary HOA? Yes, the Mill Creek Community Association (MCCA) is the "parent" organization to Amberleigh. (See https://mcca.info/)

Are there any additional associations or road maintenance to be contacted? If the property is to be rented, yes, additional contact with Amberleigh is required. Otherwise, no.

Are there special assessments? No (last updated March 2025)

Is this a condominium? No

Amberleigh HOA is a sub-association of the MCCA association (https://mcca.info). Buyers will need to contact MCCA for approval of improvements to the home such as Fencing, Exterior Paint, etc described in their FAQs. If there are any questions or concerns, please contact the Treasurer or other Board Members.
