MINUTES OF SPECIAL MEETING OF THE BOARD OF DIRECTORS
OF AMBERLEIGH HOMEOWNERS ASSOCIATION
June 7, 2023

A special meeting of the Board of Directors of Amberleigh Homeowners Association was held
June 7, 2023 at the home of Mark Beales, Director and President.  Present at the meeting were: Mark Beales, Director/President, Roger Deffner, Director/Vice President, Michael Beaumont, Landscape Committee, Diana Beaumont,  Dianne Bratz, Director and Secretary, Tyler Davis, Treasurer, and Mary Spalding, Director.

Mark called the meeting to order at 7:00 p.m.

The primary purpose of this meeting was to hear and review the 2023-2024 Amberleigh Budget as prepared by Tyler ahead of the Annual Homeowners Meeting.  Tyler was complimented for his outstanding work preparing and presenting the budget information to the Board.  Tyler reported that Amberleigh's financial situation remains stable and nearly even with what it was last year at this time.  Amberleigh's 2022-2023 budget overview and the 2023-2024 budget proposal as prepared by Tyler will be attached to the Annual Meeting packet emailed to every homeowner after June 1.

Michael reported that Sigfredo, our landscape contractor of North Point Land Care, requests an additional $600 per month to cover significantly higher operating costs.  Tyler reported that the proposed 2023-2024 budget will cover this request.  Michael recommended a new written and signed contract be created to reflect this increase for a specified length of time for the sake of accountability. Tyler suggested posting such contracts where they are easily viewed by our residents.  It was agreed that if additional work beyond the contracted work is done at the discretion of North Point the Board must be given prior notice before the work is done.  The Board voted unanimously to approve the increased payment as requested by North Point Land Care, affirming the outstanding work this company has consistently done on behalf of Amberleigh residents.

Michael requests the removal of two unhealthy trees near Lot 73. He estimates the cost per each removal will be approximately $1000, to be replaced with the same Pacific Sunset variety as were installed in several places throughout the neighborhood in 2022.  It was recommended that the work be scheduled for this fall for optimum success with the replacement trees.

The permit to remove the large cedar tree near Lot 71 has been approved by the City of Mill Creek and currently awaits approval by MCCA. Champion Tree Care, LLC was selected by Amberleigh's Landscape Committee and will be contracted to do the work, including stump-grinding and chipping.

Michael reminded the Board that all exterior changes to Amberleigh homes (including painting, fences) must be approved by MCCA. He will send out a reminder to all residents, noting that the MCCA approval application form can be found on the Amberleigh website.

Tuesday, August 1 has been set as the date for Amberleigh's Annual Night Out with Mary coordinating volunteers.

It was suggested that all future updates of the Amberleigh Resident Directory include the names and contact information of our Board of Directors, our Landscape Committee, and our Architectural Design Committee for easy reference by our residents.

Mark adjourned the meeting at 7:45 p.m.
